Outdoor weddings look simple on paper. In practice, wedding venue pricing depends on what the venue already has and what you have to rent. We have hosted hundreds of weddings on our 86 lakeside acres in Millstone Township, so this guide shows the numbers, including the extras most guides skip.
What Is the Average Cost of an Outdoor Wedding Venue?
The average wedding venue cost depends on who you ask. Zola reports $8,573, with most couples paying between $6,900 and $10,300. The average price for wedding venue is $12,900. Most estimates land between $8,500 and $13,000, so use that as your starting range.
Those figures usually cover the venue fee only. The venue takes about 17% of a wedding budget, and setting aside 30 to 40% for venue and catering together. A typical wedding venue cost climbs quickly once outdoor rentals, service charges, and tax are added.
Outdoor Wedding Reception Venue Prices by Type
Wedding location prices vary widely from one outdoor style to the next. This table shows typical site or rental fees across the U.S., and most leave out catering. Still deciding on a style? Our guide on how to choose a wedding venue covers what we have learned from hundreds of weddings.
| Venue type | Typical site or rental fee | What to check |
| Gardens and outdoor spaces | $500 to $2,000 | Seating, rain plan, rules on music and décor |
| Backyards and private land | $2,000 to $15,000 | Tent, restrooms, power, permits, parking |
| Barns and farms | $2,500 to $12,000 | Tables, chairs, catering access, weather plan |
| Vineyards and wineries | $3,000 to $25,000+ | Food and drink minimums, exclusive use, hours |
| Historic estates and gardens | $5,000 to $20,000+ | Separate ceremony, grounds, and vendor fees |
| Hotels and resorts | $5,000 to $20,000+ | Minimum spend, service charge, tax |
These price ranges are based on market research. They are national estimates, not local quotes. Windows on the Water is not in this table because our price is per guest and all-inclusive, not a separate rental fee.
Gardens and outdoor spaces
Public gardens often charge modest fees, while private gardens charge more for exclusive use. For outdoor spaces, keep in mind budget for weather backup. Tent rentals, portable restrooms, additional lighting, and power sources work as weather backup.
Backyards and Private Land
A backyard looks cheap until you price the setup. You may need a tent, flooring, portable restrooms, a generator, lighting, parking, permits, and a caterer. Our own planning guide puts those extras at $1,000 to $3,000 or more.
Barns and Farms
Barns bring built-in charm, and fees depend on location and season. Find out if the rental covers tables, chairs, power, restrooms, and catering space. A lower rental fee can mean a bigger outside rental bill, so get a full itemized estimate.
Vineyards and Wineries
Vineyards charge extra for scenery and exclusive use. The fee may not include food, drinks, seating, or staff, and many require approved vendors. Look at drink minimums, rental hours, guest limits, and the rain plan.
Historic Estates and Gardens
Historic estates bring character, but the house, grounds, ceremony, and reception may each carry a separate fee. Expect limits on décor, access times, noise, and vendor deliveries. Older buildings can also need extra rentals to keep guests comfortable.
Hotels and resorts
Hotels and resorts often bundle staff, furniture, and food. Look for a room fee, a food and beverage minimum, a service charge, and tax. Compare the total spend, not just the room rental. Their in-house teams can also simplify planning.
Dry-Hire vs. All-Inclusive Outdoor Venues: What’s Included and What Costs Extra
A dry-hire venue gives you the space and leaves the rest to you. An all-inclusive venue bundles more into one contract. The wedding venue rental cost on a dry-hire quote looks low at first, but catering, rentals, and labor add up fast. Our guide to hidden wedding costs lists 30 of them.
What dry-hire usually means
Dry-hire (or raw-space) venues charge a venue rental fee, usually $1,500 to $12,000, and you source everything else. A dry-hire fee should be about 10 to 15% of your budget. On a $75,000 budget, that is roughly $8,000 to $10,000. That is a D.C. example, not a New Jersey quote.
Planners suggest budgeting $5,000 to $10,000 more for the setup. Typical pieces include:
- Tent and flooring for 75 to 150 guests: $3,000 to $8,000
- Tables, chairs, and linens: $600 to $2,000
- Restrooms and power: $1,000 to $3,000
- Food service setup: $1,000 or more
A $4,000 site fee can grow to about $18,000, while an all-inclusive venue at $14,000 may cost less. Those are illustrations, not actual quotes.
All-Inclusive Outdoor Venues
All-Inclusive General
All-inclusive venues usually charge per guest instead of a separate site fee. Service charge (often around 22%) and sales tax (6.625% in NJ) are not included in the pricing below in the table.
| Guests | Mid-range all-inclusive | Luxury all-inclusive |
| 100 | $12,000 to $22,000 | $25,000 to $45,000+ |
| 150 | $18,000 to $33,000 | $37,500 to $67,500+ |

Outdoor Event Rentals: The Infrastructure Costs Most Guides Miss
Raw outdoor sites rarely come with what guests need. Planners call this the infrastructure gap. Here is what each piece costs at outdoor event venues that start as an empty field, and what our package already covers.
Tents and Rain Plans for Outdoor Events
Outdoor tents for events with sidewalls and flooring often run $3,000 to $12,000+ for 75 to 150 guests. Find out who sets it up. Ours is fully lined and all-weather.
Restrooms
A restroom trailer for outdoor events runs about $300 to $3,000, depending on how upscale it is. Confirm delivery and attendant service. Attendants are included with us.
Tables, Chairs and Linens
Rental packages run $600 to $4,000, and outdoor event chairs often cost $5 to $15 each. Our package includes Chiavari chairs and floor-length linens.
Power, Generators and Lighting
Outdoor event lighting and power can add $200 to $2,500, and a generator alone often costs $500 to $1,200. LED uplighting is part of our package.
Dance Floor and Outdoor Air Conditioning for Events
Outdoor event flooring and dance floors are usually extra at raw sites. Ours is a 24 by 24 foot floor, included. Tent air conditioning costs extra in July and August.
Wedding Venue Fees: Hidden Costs and Contract Traps
Wedding venue fees rarely stop at the headline price. Before you sign, compare an itemized estimate against the contract, line by line. Some fees show up everywhere, and others only appear at dry-hire sites.
Service Charges
Service charges often add 18% to 25% at venues and caterers. Ours is 20% and already included in our listed prices. Check whether gratuity is separate.
Sales Tax
New Jersey sales tax is 6.625%, and our listed per-guest prices already include it. Ask whether add-ons and vendor services are taxed separately.
Ceremony and Setup Fees
Our ceremony fee is $1,595, and bridal suite early arrival is $1,195. Find out what each one covers and whether your timeline needs either.
Overtime
Overtime typically runs $250 to $1,000 per hour, and every venue sets its own terms. Confirm when music, bar service, and guests must wrap up.
Outside Vendor Fees, Insurance and Permits
Some venues charge $1,000 to $3,000 for outside vendors. Outdoor event insurance often costs $155 to $550 in New Jersey. Some towns also require permits for amplified sound.
What Drives the Cost of an Outdoor Wedding Venue
Four things shape most wedding venue costs: guest count, location, date, and what the price includes. Ask for an itemized estimate tied to your guest count and schedule.
Guest Count
Every guest changes the total. Saturday Classic is $214.95 per person, so cutting ten guests saves $2,149.50. Minimums are 125 on Friday, 150 on Saturday, and 100 on Sunday.
Region and local market
A 150-guest venue costs $16,374 in Manhattan and $5,272 in Salt Lake City. Prices follow local demand, and New Jersey varies by county.
Day of the Week and Season
Our Classic rate is $184.95 on Friday, $214.95 on Saturday, and $174.95 on Sunday. Our 2026 brochure lists no seasonal discount, so ask about your month.
Hours Included and Services Provided
Our package includes a one-hour cocktail hour and a four-hour reception. Confirm setup, photo, and teardown time, plus overtime terms.
Outdoor Wedding Venue Cost in New Jersey
So how much do wedding venues cost in New Jersey? It runs higher than much of the country. Paperlust puts venue fees in the Northeast and Mid-Atlantic at $12,000 to $30,000 or more, with rural options at $6,000 to $12,000. Market research puts venue plus catering for 100 to 150 guests at roughly $10,000 to $45,000, which is a useful range for the average cost of reception venue here.
NJ Price Tiers: DIY, Mid-Range and Luxury
These tiers are general planning ranges. Mid-range here is a comparison label, not a formal category.
| Venue style | Typical price | What it usually covers |
| Raw or DIY space | $3,000 to $8,000 flat fee | The space only. You rent tents, tables, chairs, and restrooms, and hire a caterer |
| Mid-range all-inclusive | $120 to $220 per person | Outdoor ceremony space, covered reception, standard catering. Service charge and tax often added |
| Windows on the Water (2026) | $174.95 to $234.95 per person | Catering, tent, chairs, dance floor, linens, valet, restroom attendants. Service charge and tax included |
| Luxury estates | $250 to $450+ per person | Manicured gardens, top-tier dining, white-glove service |
Per-person quotes can mislead, so look at the wedding cost per person after fees. A 125-guest wedding quoted at $175 per person is $21,875. Add a 22% service charge and 6.625% sales tax, and the bill is about $28,100, or roughly $225 per guest. Our rates already include both charges. By our math, they work out to about $135 to $185 per guest before service charge and tax.
How to Save on an Outdoor Wedding Venue
You can lower your wedding venue cost without losing the day you want. Start with the date and guest count, and our guide on when to book your wedding venue can help with timing.
Choose a Friday or Sunday
At our 2026 Classic rates, Friday costs 14% less than Saturday and Sunday costs 19% less. For 150 guests, that saves $4,500 or $6,000.
Pick an Off-Peak Month
Some venues cut prices in January through March and in November. Our 2026 brochure lists no seasonal discount, so ask about your month before you assume one.
Compare All-In Totals, Not Site Fees
The wedding reception venue cost looks different once you add everything. A 150-guest Saturday Classic is $32,242.50. Add the $1,595 ceremony fee, three $250 bartenders, and $750 chandeliers, and it is $35,337.50.
Look for Hybrid Venues
A venue with an outdoor ceremony spot and a covered reception space spares you a $3,000 to $12,000 tent rental. Here, vows happen lakeside or at the gazebo, then you move into our included tent.
Control Your Guest Count
Each guest at Saturday Classic adds $214.95. For smaller weddings, our guide puts the average wedding cost for 50 guests at $15,000 to $25,000, though our packages have guest minimums.
Negotiate and Skip Upgrades
Venues often negotiate on slower dates or when you book ceremony and reception together. Upgrades add up too. A Viennese table is $18 per person, and chandeliers are $750.
Questions to Ask Before You Book an Outdoor Venue
A tour is your best chance to learn what a venue really costs. Bring a short list and ask for every answer in writing. Our guide on questions to ask a wedding venue before booking covers all ten. Start with these:
- What is the all-in total, with service charge and tax?
- What is the weather plan if it rains?
- Is catering included, and can we bring outside vendors?
- Is there a minimum guest count?
- How many hours do we get, and what does overtime cost?
- Will our wedding be the only event on the property that day?
You will find the other four in our wedding venue questions guide.
Final Thoughts: Plan Your Outdoor Venue Budget With Confidence
The full wedding venue cost is the whole event total: space, food, staff, rentals, tax, and a weather plan. Use national averages and local wedding venue prices to start, then ask every venue for the same itemized quote. Same guest count, same date, same hours. That is the only fair comparison.

Frequently Asked Questions
How much does an outdoor wedding venue cost for 100 guests?
Site fees run from a few thousand dollars to $20,000 or more, before food. At our venue, 100 guests on Sunday Classic total $17,495.
What is the difference between a dry-hire and an all-inclusive outdoor venue?
Dry-hire gives you the space only, and you rent everything else. All-inclusive bundles food, staff, tent, chairs, and more into one price per guest.
Do outdoor venues include catering?
Some do. Hotels and all-inclusive venues usually include it, while barns and raw sites often do not. Our team handles on-site catering with seasonal menus.
Do Outdoor Venues Charge a Flat Rate or a Price per Head?
Both exist. Dry-hire venues usually charge a flat site fee, while all-inclusive venues price per guest. We price per guest, with service charge and tax included.
Can I negotiate the price of an outdoor venue?
Often, yes, especially on off-peak dates or when you book ceremony and reception together. Ask for extra hours or upgrades before you ask for a lower price.
What time of year is cheapest?
Winter, especially January through March, usually brings the best deals, and Friday or Sunday dates cost less all year. Ask us about your date.
